5 Things to Consider as you Prepare to List your Home

Are you thinking about Selling your home and not sure where to start? 

Deciding to sell your home is one of the most important decision you can make for you and your family. There are many reasons to sell your home, maybe your family has outgrown your current home, maybe your financial situation has changed, maybe you just want to move to a new neighborhood, either way we are here to help you get prepared to sell your home.

Hire a Real Estate Agent 

You will need a Real Estate Agent to help you with listing your home. Your Real Estate Agent will provide you with so much knowledge and resources to help you get your home ready to list. Referrals are the way to go… ask your friends and family for a great referral or do your own research and get out there and start the interview process to find the right Real Estate Agent for you. 

Get a Pre-Home Inspection 

Just a suggestion, get a pre-home inspection. Getting a Pre-Home inspection can save you so much time and money before going into a contract on your home. Getting a pre-home inspection will show you all major and minor repairs that you will want to take care of before your home goes under contract. This will allow for no surprises when the Buyer completes their Home Inspection and request repairs for the items on their report. 

Declutter and Deep Clean Your Home 

Before you list your home one of the simplest things to do to get your home ready for showings and Open Houses is to deep clean and declutter your home. Just think about it, if you were a home buyer would you want to walk into a home full of clutter and not the cleanest? I don’t think so. Take a weekend, roll up your sleeves and get cleaning. You really want a buyer to pay attention to how great your home is not how messy or dirty it is. Right?!?! 

To repair or not to repair 

Now that you understand items that may need to be repaired based on your Pre-Home Inspection Report, it is time to get some things repaired. Aside from the major items in your Pre-Home Inspection Report, take the time to examine your home. Check out your doors (make sure they don’t squeak or stick), check your faucets, fixtures, drains, etc. to make sure they are operational and leak free. Do your windows stick? Are your toilets Running? Do your walls need painting? These are a few things potential buyers will notice as problems with your home. Take the time to take care of minor repairs. 

Does your home have Curb Appeal? 

The outside of your home is the first thing a potential buyer sees. Having good curb appeal will appeal to a buyer’s vision of seeing your home as a potential home they can see themselves living in. To make a good first impression, make sure you trim your grass and bushes. Power wash the concrete, pull weeds, and freshen your doorstep with a new/clean welcome mat. 

Starting with these 5 things before you list your home will make the home selling process that much smoother and easier.  

Not only will you be ahead of the game, but your home will be welcoming and inviting to potential buyers.
